New Jersey at M, Looking South-Southeast (see more)

Of all the "old" lots in the neighborhood, one that never really seemed to enter into the discussions of "will it get redeveloped?" has been the McDonald's lot on the northeast corner of South Capitol and I Streets, SE. But lo and behold, RCP Development (the company behind the under-construction apartment building at 82 I/801 New Jersey) has filed plans with the Board of Zoning Adjustment for a two-phase residential building with a total of 558 apartments.
(RCP doesn't actually own the land, but is listed with Crescent Communities LLC as "Contract Purchaser/Development Team," and there is a letter from McDonald's authorizing RCP and Crescent to "represent the Property owner" in all BZA proceedings. McDonald's has owned the land since 1985.)
The first phase would run along South Capitol Street and turn toward the east in an L-shape, paralleling the Southeast Freeway. Tthe second phase would be a tower built to the east, with a glass walkway structure connecting it to the first tower along I Street, and with an open courtyard and driveway (as seen below).
The filings show only about 3,200 square feet of retail at the building's southwest corner. (No word as to whether McDonald's would return, though I note that the rendering above shows a "bank" in that space.) The architect is SK&I.
(As for that Southeast Freeway ramp shown just to the west of the proposed building in the top rendering, it is slated to eventually go away as part of a not-yet-funded not-yet-scheduled later phase of the South Capitol Street reconstruction, with cars instead turning left onto a ramp at a location under the freeway about where Nats Lot HH currently is.)
More as I get it, clearly.
UPDATE: One or two additional tidbits: the first-phase building would be about 380 apartments--the second phase could be more apartments, or condos, or a hotel, at this point undetermined. Also, it's worth keeping in mind that the design in the renderings is a pretty early one.

Interesting. I remember reading a couple of years ago that that McDonalds was one of the most profitable in town. That said, if McD's has owned the land since 85, they stand to make a pretty penny on the sale.

I won't say I'll be sad to see it go, but every once in a while I get a hankering for McDs...

As a resident near this site, I really don't think this will happen as it is gonna to occupy or disrupt the only car wash in SE/SW, csx operations for the power plant, a public park/rec area and the architect of the capitol grounds keeping yard. Theres only so much the neighborhood can put up with..Also disrupting the 395 on ramp, yeah not gonna happen.

Yuck-- that driveway/carport looks like it is straight out of Orange Co. On the other hand, it is good to see that this lot will be redeveloped, especially a fast-food drive-through restaurant, which is totally inconsistent with an increasingly walkable neighborhood.

I am not making a statement on the quality/price of food at McDonalds. Rather, what I am saying is that a land-use that exists to generate car trips, that has several curb cuts, is set back from the street by a significant margin, and that is one-story and low density is entirely inconsistent with a walkable neighborhood that is located 12 minutes from three metro-rail stations.

All of our food options cant be semi sit-down establishments. I personally see the value in keeping a McDonald's.

I think the car wash goes away as well. The sand stone brick of Arlington is just ugly. The architect needs to get it out of the neighborhood.

I disagree. The Capitol Riverfront has a very distinct look and feel. The area east of Canal Park has a modern Capitol Hill feel with the EYA Capitol Quarter townhouses and the upcoming Lofts at Capitol Quarter apartments being constructed now. West of Canal Park is where you have the majority of high rise apartments that will give that side the feel of NoMa.

The architecture certainly doesn't look inspiring or innovative, but that's typical in this area. I'm more concerned about the plans to re-route the entrance ramp to the SE/SW freeway. There's a lot of parking there, which is usually full on weekdays. Those commuters won't be changing over to Metro just because the District thinks it's a good idea. Some provision for them, and more important, for the pedestrian passage from south of the freeway to D St. and South Cap, had better be in the plans.

Let me be a bit more precise on the Lot HH wording--I am not 100% sure it will be RIGHT there--it's just that the left-hand turns will happen in that general location to meet up with the existing on-ramp coming from the southbound 3rd Street tunnel.

It's hard to see on this image, but look for the yellow at the very top to get a sense of where the new on-ramp/turn lanes would be: link

The McDonald's site in DC tax records is about 57,000 square feet, which matches what is in the new zoning filings, so it doesn't appear that this plan will include any additional land, at least at this point.

(And since someone will ask, the CSX land is about 469,000 square feet.)

Though I know it's usually a guarantee that saying this will mean that I suddenly have a torrent of posts, but I'm in kind of a busy stretch at work (as the Post hits the final countdown toward its move to new digs), which then leaves me a bit tuckered out, and so new content may be a bit hit-or-miss for a while (unless it's something really big and juicy).
