Dan Steinberg is reporting this morning that the Nats are expanding the Clubhouse Team Store, which includes moving it from its current location on the west side of the Center Field Gate to a "larger space located on the right field side of Center Field Plaza [...] on the way toward the kids playground area." An accompanying photo shows that it's the old Playstation space.
But there's also this tidbit, from an e-mail sent to Steinberg by a Nationals representative: "The team store will continue to operate in its current location until the new store is fully constructed later in the season. Once the new store opens, we plan to convert the old space into a restaurant that fans will be able to enjoy throughout the year. An official announcement on the restaurant will be made as soon as details are finalized."

I do wonder though if "restaurant" needs to be given a wide latitude for interpretation.

Would it be more like fast food, which would probably do better (with less overhead) during non-game times, but which might cut into sales inside the ballpark if too many people stop in there for something right before they hit the gates?

Would a sit-down place also potentially do worse business on game days, because people just want to get inside the stadium (especially if, unlike the Red Porch/Loft, there's not even a hint of a view of the field)?

Or would it maybe be a sports bar? I'm sure they've been watching Biersch's performance.

At least with the Hampton Inn under construction, there will be slightly more people within a one-block radius for a food outlet here than up to now. (People at the Camden South Capitol presumably would be interested in this news as well.)

I have no scuttlebutt, just pondering....

I could see them putting something like a <shudders> Green Turtle in there. That place always has people in it before, during and after events at the Verizon Center. And it's cheap enough that office workers nearby will likely go there for lunch.

If it's part of the stadium, wouldn't it be just like every other vendor there in terms of how the Nationals make money? Or couldn't the Nationals put in the lease that the restaurant has to share a certain percentage of the review right before, during and after games? I would think this would be an easy issue for the Nationals and a potential tenant to figure out, but then again I don't know anything about commercial real estate so this is all rambling by me.

Sorry, what I was meaning by that (painkillers are having their way with me, so I'm not razor sharp) is just that if you put, say, a Potbelly* in that spot, their prices for a sandwich are going to be more enticing than what people pay inside the ballpark. And yet if you jack up the prices at the Potbelly, it's going to be really obvious and not very enticing for people wanting to go there on non-game days.

And I can't imagine that the Nats would get 100% of the profits from any restaurant in that space. Unless it's going to be a completely home-built operation, which is possible and in fact might be more likely, now that I think about it. Or who knows, maybe a Shake Shack will go in there. :)

* Obviously, not going to be a Potbelly since there's one two blocks away.

@JD - that makes more sense, but as you state, I think it would have to be something that isn't a known commodity. Fans understand that they pay a higher rate in the stadium, but a place that is known is not going to survive charging more during non game time and changing pricing on game days probably wouldn't go over well either.

Also, I didn't mean that they would get 100% of the profits, but rather something along the lines of you pay us X amount per month in rent and on top of that, you pay us Y% (say 25%) of your profits 2 hours before, during and 2 hours after games. Obviously the lease would need to have a realistic profit share (no idea if 25% is high/low), go into a lot more detail about what defines 'profits' and I am sure there could/would be lots of other clauses, but something I would think they could come to an agreement on.

Would a "restaurant" in any form draw enough interest from the residents of Camden South Capitol and the immediately surrounding neighborhood to be profitable? I don't see a significant number of people bypassing the places east of the stadium to go there on non game days. Perhaps that walk won't seem quite as boring after the NGA building is replaced and some of the other projects right next to the stadium are complete, but right now there's quite a gap between the west/southwest side of the stadium and the rest of the development in the neighborhood.

I totally agree with MJM's inference that it makes a ton more sense to simply open the Red Porch during non-game days. And the Red Loft too. It shouldn't be too difficult to throw up a temporary corridor between a stadium entrance and those parts of the stadium. Even if they only open it on weekends, I could see that venture doing a lot better than a restaurant stuck in the other corner of the stadium.

There will at least soon be a couple thousand more daytime "residents" on Half Street when NLRB moves into 1015 Half.

The number of real residents is about to shoot up again, of course, thanks to Twelve12, River Parc, and Park Chelsea all opening in some form this year.
