 Sliding from Before to After

Just crossing the wires: "Chesapeake Lodging Trust announced today that it has entered into a definitive agreement to acquire the 204-room Courtyard Washington Capitol Hill/Navy Yard located in Washington, DC for a purchase price of $68 million, or approximately $333,000 per key." The hotel, at New Jersey and L, SE, opened in spring 2006 along with its next door neighbor, the Capitol Hill Tower co-op; both were developed by Valhal Corp. (whose principals then formed Ranger Properties in 2007). It will apparently remain a Courtyard; no word of what if any impact this sale would have on Capitol Hill Tower.

Not sure what to read into this but Forest City sold a Marriott property in Charleston, WV yesterday so could just be business...

Sales of completed hotels by the initial developer to companies that specialize in owning hotels is the pretty common path. It probably took longer than normal at CHT because of the economy.

doubtful it impacts much other than the developers. the ownership structure put in place for the garage is separate from the hotel and CHT, which are both considered tenants of the garage by the developer, the garage's owner. similarly the retail space is separate from hotel and pays only a small fee to co-op. biggest impact likely that it is a signal big deals are starting to happen again, good news for all of JDLand, er, Near Southeast.

I wonder if there is any progress being made in the retail spaces? A friend recently saw someone playing tuba (or trombone?) in there.

If anyone sees that tuba player again, please let the concierge know where to find him. He was playing until 11pm one night and no one could find him to tell him to knock it off. We're calling the cops next time he plays later than 9pm.
