Square 737 is located just south of the Southeast Freeway, bordered by New Jersey, Second, H, and eventually the reconstituted I Street.
Park Chelsea/Square 737

The William C. Smith Company purchased this property from The Washington Post in late 1999, and latest designs call for 1,200 units of residential in four buildings, to be built in phases. All would have ground-floor retail of varying amounts, though a plan to bring Whole Foods to one of the buildings collapsed in the spring of 2011. The first phase, a 430-unit apartment building at 880 New Jersey called the Park Chelsea, began in late winter 2013. As part of the build-out of this block, the block of I Street missing between 2nd Street and New Jersey Avenue will be completed, and H Street will also be punched through to New Jersey.

At left, a rendering of the Park Chelsea apartment building, WC Smith's first planned project on Square 737, seen here from the intersection of New Jersey and I. It is expected to have 433 units, two pools, a dog exercise area, gym, and green roof garden. Construction began in late 2012, and WCS is expecting to have the building completed in 2014.

An overhead photo from 1992 of Square 737, when it was occupied by a warehouse. The main white building was a beautiful marble-or-limestone turn-of-the-century structure; it was demolished in 2000, and I weep every time I think of how I never got my own photo of it. (Waaaaaah!) For a long time, Square 737's southern border was the diagonal Canal Street. However, I Street will be connected to New Jersey Avenue as part of the Park Chelsea project, and this view westward will be a clear shot, with the Park Chelsea to the right/north and a new apartment building to the left/south (as part of the Capper Hope VI redevelopment).
